Finding Magic in the Charming City of San Miguel de Allende in Central Mexico
Kait McMurdo
January 8, 2025

Nestled in the heart of Central Mexico, San Miguel de Allende is a not-so-secret destination that effortlessly blends historical charm with vibrant modernity. Known for its cobblestone streets, colorful colonial architecture, and rich cultural tapestry, this UNESCO World Heritage Site offers an enchanting escape for travelers. Recently, I had the pleasure of visiting San Miguel for their famed Dia De Los Muertos celebrations, and even simply driving into the city feels like you’re entering another world.  Once the festivities began? It was truly otherworldly. Massive flower garlands and “catrinas”, the famed skeletal symbol of the celebration, adorn every home entrance, and “ofrendas”, altars honouring beloved family members who have been lost, appear everywhere. You can spend the entire weekend admiring the gorgeous displays, constructed with tremendous care to memorialize all a loved one’s favourite things, varying in scale such that some even feature motorcycles! The celebration culminates at the Catrinas Parade where thousands of locals and tourists alike dress up in traditional catrinas make up and costumes and parade through the streets of San Miguel.

This beautiful city offers far more to experience than just one weekend a year, however. Our colleague Daniel Ortiz, the Broker/Owner of Coldwell Banker Smart in San Miguel, attests to my experience, “San Miguel de Allende is more than a destination—it’s a way of life that enchants everyone who visits and compels many to stay. Its perfect year-round climate, vibrant art scene, rich cultural heritage, and welcoming community create an irresistible allure. This magical city is a haven for individuals and families from all walks of life, offering a blend of history, modern luxury, and an exceptional quality of life.” Indeed, having had the personal experience to explore and visit several listings, it was easy to see how one could visit for a simple weekend and decide to make this a second home or an eventual retirement destination. The weather is sublime, the scenery gorgeous, the food delicious, and we happen to have an incredible team of agents who can guide you, should you decide to visit. As Daniel notes, “Whether you’re starting a new chapter, looking for a second home, or simply seeking a place that inspires joy and creativity, San Miguel de Allende is the perfect choice. San Miguel isn’t just a place to live—it’s a lifestyle waiting to welcome you with open arms.” Read on to learn more about the incredibly special place and home to our Coldwell Banker Smart offices!

Kait McMurdo
December 6, 2024

Nestled in the heart of the Caribbean, Saint Barthélemy is a true paradise for those seeking a blend of luxury and natural beauty. And now it is home to one of our newest Coldwell Banker offices, Coldwell Banker Saint Barth. Broker/Owner Gabriel Montigny, who has also opened an office in the French Riviera, took the time to share the unique lifestyle on the island, which combines the tranquility of pristine beaches with the sophistication of gourmet dining and high-end shopping. Whether savoring a leisurely lunch on the beach or taking a relaxing walk along the coast, every moment on this island is a celebration of the finer things in life, and luxury travelers have been flocking to Saint Barth for years during the holidays and high season.

As shared by Gabriel, the perfect weekend in Saint Barthélemy is a seamless blend of relaxation and indulgence. One can picture savoring a delicious lunch on the beach, followed by a leisurely afternoon soaking up the sun on the soft, white sands. As the day winds down, a sumptuous dinner awaits, offering a taste of the island’s renowned culinary scene with French influences.  He states, “Saint-Barthélemy is much more than just a destination; it is a place where elegance meets serenity. Its charm lies in the pristine beauty of its landscapes, the exclusivity of its atmosphere, and the warmth of its culture.” One of the key elements, of course, is the tranquility the island offers for its more discerning guests. As Monsieur Montigny shares, “it is a true haven of peace where every moment becomes an unforgettable experience.” Given the island’s remote location, getting there is an adventure, with travelers often connecting through regional airports in the Caribbean or taking a scenic ferry ride from Saint-Martin, and perhaps lends to the air of mystique around the island. This journey, much like the island itself, is a testament to the exclusivity and charm that define Saint Barthélemy.

Where do you live? I have the privilege of living on the beautiful island of Saint Barthélemy in the Caribbean. From now on, I will also spend part of the year in the Gulf of Saint-Tropez following the opening of my agency in Rayol-Canadel-sur-Mer, in addition to my agency in Saint Barthélemy.

What is the perfect weekend day like? In Saint Barthélemy, a perfect weekend involves a nice lunch on the beach, a delicious dinner, and a bit of time relaxing on the sand. All of this, of course, while continuing to serve our buyer and seller clients.

What are the common modes of transportation there? Saint-Barthélemy, due to the limited size of its airport, can only accommodate small aircraft. As a result, there are no direct flights from Europe or the United States to the island. Travelers must connect via regional airports in the Caribbean.

  • From Europe: Passengers traveling from Europe, particularly France, can take flights to Princess Juliana International Airport in Saint-Martin (SXM). Airlines such as Air France and KLM offer connections to this airport. From Saint-Martin, regional carriers like St Barth Commuter and Winair provide regular flights to Saint-Barthélemy, with a flight time of approximately 15 minutes.
  • From the United States: American travelers can also transit through Princess Juliana International Airport in Saint-Martin, with direct flights from cities like Miami, New York, or Atlanta, operated by airlines such as American Airlines or Delta. Once in Saint-Martin, they can take a regional flight to Saint-Barthélemy. Alternatively, travelers can transit through San Juan in Puerto Rico, where airlines like Tradewind Aviation or St Barth Executive offer flights to Saint-Barthélemy.

It is also possible to reach Saint-Barthélemy by ferry from Saint-Martin, with regular crossings lasting about 45 minutes. It is recommended to check the schedules and availability of regional flights, as they may vary depending on the season and weather conditions.

Tell us about the foods your area is known for. The Gastronomy of Saint-Barthélemy: A Tribute to French Cuisine. Saint-Barthélemy, a true jewel of the Caribbean, is also a paradise for gastronomy enthusiasts. The island offers refined cuisine, deeply rooted in French culinary traditions, while drawing inspiration from its exceptional island setting.

At the heart of the local specialties, fish holds a place of honor. Every day, fishermen bring in treasures from the ocean: tuna, snapper, mahi-mahi, and even lobsters, which are elevated in recipes ranging from the simplicity of grilled fish to the sophistication of delicately seasoned ceviche.

In Saint-Barth, every meal becomes an unforgettable experience, a celebration of the joys of fine dining in an idyllic setting. This is an island where luxury is also savored on the palate.

What is your favourite meal, at home or at a restaurant? My husband is a chef and runs a restaurant on the beach at Grand Cul-de-Sac. Gastronomy plays a central role in both of our lives. I enjoy family-style dishes such as blanquette de veau or beef bourguignon just as much as Italian cuisine, with delicious pasta or a flavorful pizza. I also love Japanese flavors and Thai cuisine. In Saint-Barthélemy, anything is possible: the selection of restaurants is extensive and of exceptional quality.

Where do you recommend someone vacation in your region and why? Nestled in the heart of the turquoise waters of the Caribbean, Saint-Barthélemy is a 25 km² island that embodies elegance and sophistication. Between sumptuous villas, spectacular sunsets, and an atmosphere filled with serenity, Saint-Barth is more than just a destination—it’s a true art of living. Perfect for those seeking exclusivity and escape in an idyllic setting, each neighborhood offers a unique experience that is sure to enchant you.

What is your favourite recreational or leisure time activity?  I work a lot in Saint-Barth and don’t have much time for leisure, despite the many activities available, such as surfing, diving, or hiking. However, whenever I have a moment, I love taking a nice walk along the coast. I particularly recommend the trail from Flamands to Colombier Beach.

Is there a specialty your area is known for? Saint-Barthélemy: The Island of Exclusivity and Refinement. Saint-Barthélemy, a gem of the Caribbean, is world-renowned for its paradisiacal setting and unique atmosphere. The island is also celebrated for its exceptional gastronomy, luxury boutiques, and prestigious events such as the Bucket Regatta and festive year-end celebrations that bring together celebrities and notable figures from around the globe. With its chic yet relaxed ambiance, Saint-Barthélemy offers an unparalleled experience, making it a must-visit destination for lovers of natural beauty, refinement, and the art of living.

Share a little known but interesting fact about the area/region: A little-known fact about Saint-Barthélemy is its Swedish heritage. Although the island is now a French territory, it was under Swedish rule for nearly a century, from 1784 to 1878. This history is still evident in the name of the capital, Gustavia, which honors King Gustav III of Sweden, as well as in certain aspects of the local architecture. Every year, the island celebrates its Swedish history with the Saint-Barthélemy Festival, a cultural event that attracts both locals and visitors. This unique blend of French and Swedish heritage adds to the island’s charm and distinctive identity.

If you were to live in any other region where we have a Coldwell Banker presence, where would it be and why? I have already made the choice to live part-time in another region with the opening of the Coldwell Banker Saint Barth Azur agency in the Gulf of Saint-Tropez. 7 Steps for Preparing Your Home for the Spring Selling Season

Ah, spring! The weather is mild, the days are longer and buyers are out looking for that perfect home.
Michel Smith
November 26, 2024

If you’re planning to take advantage of prime selling season, these seven steps will ensure your property stands out from the competition – remember that a little effort now can go a long way.

1. Boost Curb Appeal

The exterior of your home is the first thing potential buyers will see, so it should be inviting and well maintained. Trim the lawn, plant fresh flowers and tidy up garden beds. You may also want to power wash the driveway, walkways, siding and outdoor furniture. If your front door and shutters are looking a little worn, a new coat of paint can make all the difference.

2. Declutter and Deep Clean

Buyers want to see a clean, organized home that feels welcoming and taken care of. To make rooms appear more spacious, remove excess furniture, personal items and knickknacks. Clean the baseboards, windows and carpets and don’t forget the often-overlooked ceiling fans and vents. Closets and cabinets should be neat and tidy, as buyers will be paying attention to every detail.

3. Create an Inviting Atmosphere

Natural light is one of the biggest draws for buyers, so open up the curtains and blinds and let the sun shine in! Replace heavy, dark drapes with neutral-colored window treatments. If your walls are painted in bold, dark colors, consider refreshing with lighter, more neutral shades. Soft whites, grays and beiges appeal to a wider range of buyers.

4. Make Necessary Repairs

Because a dripping faucet or a running toilet can be a red flag to buyers, make sure the plumbing is in perfect working order. To give the interior a polished appearance, patch any chips or cracks in the walls and ceilings and touch up the paint throughout. Check for missing shingles, leaks or clogged gutters and have your HVAC system inspected.

5. Stage Your Home for Success

Staging helps buyers envision themselves living in the home while emphasizing its positive attributes. Furniture should be arranged to highlight the flow and size of each room. A few strategically placed throw pillows, rugs and artwork can also enhance the home’s appeal. Any unique features, like a fireplace, large kitchen island or built-in bookcase, should be clearly visible and uncluttered.

6. Price Your Home Right

Pricing your home correctly is crucial, so you want to work closely with a local real estate agent to determine the right asking price based on comparable properties in your area. Keep in mind that pricing too high can turn buyers away, while pricing too low may leave money on the table.

7. Market Your Home Effectively

Once your home is ready for listing, the assistance of a real estate professional becomes even more important. Your agent can arrange for quality photography and video that will grab buyers’ attention on social media and in targeted print mailings. An experienced agent will also be able to leverage their local connections to reach the largest possible pool of qualified buyers.

Preparing your home for the spring selling season requires some work, but the payoff can be significant. By taking these seven steps and partnering with a trusted real estate agent, you’ll be well on your way to a successful sale at top dollar!

Creating a Safe, Pet-Friendly Home Environment

As a pet owner, your companion’s safety in your home is a primary focus. With a little proactive effort, you can ensure you have a pet-friendly home that is secure and cozy by minimizing risks and blending practicality with love. Consider:

Pet-Proofing Rooms

Get down on your curious creature’s level and look for loose wires, small objects or sharp edges that could hurt your pet. Then make it your mission to hide chewing hazards, remove harmful items and add padding around corners. Additionally, some greenery can be toxic to different animals. You’ll want to eliminate dangerous flora, like lilies, philodendrons and pothos, and switch to pet-safe options like spider plants or Boston ferns to ensure your home is pet-friendly.

Adding Extra Safeguards

Your lovable animals can be mischievous, so it’s worth taking a second look at rooms with cleaning supplies, food, medications and outdoor access that your friends could get curious about. Then add a layer of protection to make it a pet-friendly home by securing cabinets with child-proof safety locks, installing gates or latches to off-limit rooms, windows or doorways and storing garbage and food items in out-of-reach places.

Incorporating Pet-Friendly Cleaning

Cleaning up may not be the most fun part of caring for your pet, but it can reduce potential health hazards and emergency trips to the vet. Choose pet-safe cleaning solutions and fight off allergens and germs while removing stains and odors. When upgrading or adding décor, consider furniture with fabrics like leather or tightly woven materials that resist trapping pet hair and odors.

Blending in Love for a Pet-Friendly Home

A safe home also means a comfortable home. Set up a designated spot for your pet so they feel nurtured. Whether it is a fuzzy bed in a quiet corner, a crate, a perch, a ledge or a gated small room away from main walkways, you’ll want to consider your pet’s personality and the home’s design to determine what works best. Add a homey touch with their favorite blanket or toys. And if they love the outdoors, double-check the perimeters and ensure any escape artists can’t get past the defenses.

With these simple details, you’ll make your home sanctuary secure and welcoming for your pet – and have more time to enjoy it with them.

How a Buyer’s Agent Can Help You Find Your Dream Home in 2025

As the real estate market continues to evolve at a fast pace, it’s easy to feel overwhelmed when searching for your dream home. But one professional stands ready to simplify the process and find you the perfect property: a buyer’s agent.
Michel Smith
November 26, 2024

Partnering with this licensed specialist offers many advantages, ensuring a positive experience and a successful outcome.

Local Market Knowledge

A buyer’s agent brings local expertise to the table, key to getting you into a home that meets your unique needs. They’ll know about area schools, amenities, public transportation options and other factors that may affect your day-to-day lifestyle. A buyer’s agent can also suggest up-and-coming communities you may not have considered, broadening your search and expanding your options.

Access to Exclusive Listings and Off-Market Properties

One of the greatest advantages of working with a buyer’s agent is their ability to leverage their professional connections to gain access to listings not readily available to the general public. In a competitive arena, this can give you a critical edge, allowing you to view homes before they are widely seen by other buyers.

Expert Guidance on Current Market Trends

In 2025, the real estate market will continue to experience shifts based on economic conditions, interest rates and local factors. A buyer’s agent has their finger on the pulse of these trends and can provide trusted insight into any fluctuations in price, availability and/or competition. They can also help gauge the future value of the property, based on neighborhood growth, planned developments and economic projections.

Negotiation Expertise

Negotiating your offer is an important step in the home-buying process, and having a buyer’s agent to advocate for your interests is crucial. A skilled buyer’s agent knows how to handle common obstacles such as appraisal gaps, inspection issues and seller concessions. If the seller is unwilling to lower the price, your agent may be able to negotiate for other favorable terms, such as covering closing costs, repairs and/or improvements.

Managing the Paperwork and Closing Process

To deliver a stress-free real estate experience, your buyer’s agent will guide you through the legal and financial documentation, making sure that all the necessary forms are completed correctly and submitted on time. They’ll help you understand the fine print, such as contingencies, timelines and financing terms, and will coordinate between the seller, the lender, inspectors and attorneys, streamlining the process and avoiding unnecessary delays.

From guiding you through market complexities to negotiating on your behalf, a buyer’s agent ensures that the purchasing process is efficient, successful and aligned with your goals. In your journey towards homeownership, choosing to partner with a buyer’s agent is perhaps the smartest decision you can make.

Its picturesque streets are lined with art galleries, boutique shops, and quaint cafés, making every corner a delight to discover.” Indeed, a place that has inspired the likes of Pablo Picasso and Yves Montand, and so many others, makes for an incredibly vibrant village. It is home to the Maeght Foundation, a museum of modern art, in addition to the Picasso Museum.

Along with its historic cultural footprint, Dubreu adds the opportunity to be outdoors is not to be missed. He continues, “the area also provides breathtaking views of the Mediterranean, and with its Mediterranean climate, it’s ideal for outdoor enthusiasts who enjoy hiking, cycling, or simply strolling through scenic landscapes.” Of course, this not merely for those considering a vacation, but perhaps also a more permanent lifestyle change. Dubreu opines, “the strong sense of community, relaxed pace of life, and proximity to larger hubs like Nice and Cannes add to the allure. Whether for a visit or to call it home, Saint-Paul-de-Vence offers an extraordinary lifestyle in one of the most beautiful settings in the world.”  Whether you’re most interested in the region’s culinary delights, reflecting in the sun-soaked landscape or basking in the Mediterranean lifestyle. Saint-Paul-de-Vence offers a unique blend of cultural richness and natural beauty that makes it an irresistible destination. Read on to learn more!

Where do you live? I live in the enchanting village of Saint-Paul-de-Vence, a place known for its rich history, artistic heritage, and breathtaking views of the French Riviera. This village has always held a special place in my heart, and now it is my home.

What is the perfect weekend day like? A perfect weekend here starts with an early morning stroll through the cobbled streets of Saint-Paul-de-Vence, perhaps grabbing a coffee at a local café. Then, a game of tennis in the afternoon before heading to one of the quaint bistros for a leisurely lunch. As the day fades, enjoying a quiet sunset with my dogs by my side completes the day.

What are the common modes of transportation there? In Saint-Paul-de-Vence, most people prefer to walk, especially when exploring the village itself. However, cars are often used for getting to nearby towns or the coastline. The region is also well-served by buses, and some enjoy cycling through the scenic countryside.

Tell us about the foods your area is known for. The cuisine of the Saint-Paul-de-Vence region is an authentic reflection of the Mediterranean lifestyle—simple, fresh, and infused with flavors of the sun-soaked landscape. One of the local treasures is petits farcis niçois, a dish of seasonal vegetables like tomatoes, zucchini, and bell peppers filled with a savory mixture of meats, herbs, and breadcrumbs. It’s a perfect embodiment of the vibrant ingredients this region is known for, with each bite capturing the aroma of Provence.

Seafood is also central to the local cuisine, with delicacies like bouillabaisse (a rich fish stew) and pissaladière, a flavorful tart topped with caramelized onions, anchovies, and olives, which is a staple of Niçoise cuisine. Local markets brim with fresh produce, from aromatic basil and thyme to plump tomatoes and figs, all enhanced by the region’s own olive oil, which is smooth, fragrant, and integral to every Provençal dish.

Additionally, this area produces beautiful wines, especially rosés, that are perfectly paired with the light, sun-kissed fare of the region. Dining here isn’t just about the food but about embracing a leisurely, communal experience that celebrates the Mediterranean lifestyle. With each meal, you’re not just tasting local ingredients; you’re savoring the history, traditions, and artistry of Provençal cooking that make the Côte d’Azur so exceptional.

What is your favourite meal, at home or at a restaurant? My favorite meal is undoubtedly “petits farcis niçois.” Whether prepared at home or enjoyed at a local restaurant, it’s a dish that I never tire of. It embodies the warmth and flavors of the South, and pairs beautifully with a glass of Provençal rosé.

Where do you recommend someone vacation in your region and why? I would highly recommend exploring Èze, an exquisite medieval hilltop village perched above the Mediterranean, offering some of the most breathtaking views on the Côte d’Azur. Wandering through Èze is like stepping back in time; its winding cobblestone streets, ancient stone buildings, and enchanting gardens transport you to another era. Èze is known for its vibrant flora and the exotic Jardin d’Èze, which sits at the village’s highest point and offers unparalleled views of the coast—especially mesmerizing at sunset.

Another gem nearby is Antibes, which combines the charm of an old Provençal town with the liveliness of a seaside city. Antibes has pristine beaches, the world-famous Picasso Museum, and the bustling Marché Provençal, where visitors can savor local delicacies and fresh produce. For those interested in more vibrant urban experiences, Nice is a short drive away, featuring historic architecture, the stunning Promenade des Anglais, and a world-class dining and cultural scene.

Whether you’re drawn to the tranquility of the hilltop villages, the allure of the Mediterranean, or the bustling energy of cities like Nice and Antibes, this region truly has something for every traveler. It’s not just a place to vacation; it’s a place to be inspired by the beauty, culture, and warm Provençal spirit that make this corner of France so unforgettable.

What is your favourite recreational or leisure time activity? I love playing tennis, and there are some fantastic courts nearby. The mild climate makes it possible to enjoy the sport almost year-round. When not on the court, I often take long walks with my dogs along the coastal paths, which offer incredible sea views.

Is there a specialty your area is known for? The region is famous for its art, particularly in Saint-Paul-de-Vence, which has attracted artists for centuries. The Maeght Foundation, a renowned museum of modern art, is one of the area’s cultural highlights. Of course, there’s also a strong emphasis on fine wines and local produce.

Share a little known but interesting fact about the area/region: One fascinating detail about Saint-Paul-de-Vence is its deep-rooted connection to the art world, particularly through artists who were drawn here by the village’s light and charm. While many know it as an artist’s haven, few realize just how influential this small village has been. In the 20th century, it became a retreat for iconic figures like Marc Chagall, Pablo Picasso, and Yves Montand. The renowned Maeght Foundation, established nearby, is one of France’s most important museums of modern art and houses works by artists such as Joan Miró and Alberto Giacometti.

There’s also a bit of folklore: in the 1940s, the famous La Colombe d’Or hotel became a sanctuary for artists who would often pay for their stay by trading their paintings. To this day, the hotel displays these works, creating a living gallery within its walls. Additionally, the ramparts of Saint-Paul-de-Vence are some of the best-preserved in the region, dating back to the 16th century, and are a lasting testament to their historical importance. So, beyond its visual beauty, the village is steeped in history, culture, and remarkable artistic heritage, making it a truly unique destination.

If you were to live in any other region where we have a Coldwell Banker presence, where would it be and why? I still treasure my home region of northern France, where all my family and many friends live.

November 11, 2024

Q3 2024 saw a continuation of impressive global growth from international Coldwell Banker operations. Domestically, the brand opened in three key markets and retained important franchise partners, while its franchisees recruited major players and acquired companies to shore up their own growth efforts.

New Markets and Major Recruiting Efforts Domestically

Coldwell Banker Affiliates welcomed three companies in third quarter, highlighting its continued focus on growth:

  • Coldwell Banker Commercial Drew Warne Advisory Group, in Missoula, MT has just celebrated its first month of operations. During this time, owner John Drew has focused on strengthening recruitment efforts and deepening his engagement with the local community. Originally from Atlanta, GA, John brings over 35 years of experience in commercial real estate, positioning him for great success in this new market.
  • Coldwell Banker DHH Realty, in Murphysboro, IL was founded by a former Coldwell Banker agent, Rae Hanna, who valued the brand so much that she started her own franchise while also managing a historic bed and breakfast. Rae is a known, established agent who is not only versed in both residential and commercial real estate but also has extensive experience in property management. Adding to her impressive resume, Rae was recently awarded a seat on the BNI (Business Networking & Referral Organization). She is very focused on growth and has invested substantially in advertising, including in high-visibility billboards in her market.
  • Coldwell Banker Weaver Group Realty, Hernando Beach, FL has demonstrated remarkable resilience in their first three months, successfully navigating two devastating hurricanes in their market since launching on July 29th. Broker/Owner Tom Dishman maintains a positive outlook despite these challenges and is focused on growth and recruiting efforts.

Along with our efforts to grow the company through conversions, our existing affiliated companies have been leveraging the Coldwell Banker value proposition to grow their companies organically. Coldwell Banker Apex, Realtors, a Chairman’s Circle company based in Texas and Louisiana recruited two major teams to their firm. In Shreveport, Louisiana, their office is joined by the Mike & April Moore Team who is #2 in Bossier City/Shreveport market. Not to be outdone, the Coldwell Banker Apex office in Rockwall County, Texas will have the top team in the county, the Dee Evans Group, now representing the Blue. The Dee Evans Group closed $90 million in sales in 2023.

Lori Arnold, Broker/Owner of Coldwell Banker Apex, Realtors, notes “These are two amazing teams that dominate in their markets and are excited to be representing Coldwell Banker in those respective markets. Both had worked for independent firms and saw the value of the Coldwell Banker brand, tools, and platform to provide more offerings to the clients they represent.” Ms. Arnold also added that when analyzing the experienced agents who left other brands or independents to join her firm in 2024, their production adds up to over 900 transaction sales. She continues, “we are excited to continue to be the destination for serious, career minded agents who value the brand and are eager to grow their business.”

Along with recruiting, acquisitions, and new companies, Coldwell Banker affiliate operations retained $1.2 billion of sales volume across 17 companies in Q3, bringing the 2024 totals to $4.6 billion of sales volume retained across 48 companies for the year so far, emphasizing the importance of our long-term franchisee relationships.

Preparing Your Home For Weather Related Challenges

USA TODAY Homefront’s survey reveals challenges facing new homeowners

Athena Snow
November 7, 2024

Recently Patrick Tuttle, a seasoned real estate broker with Coldwell Banker Heritage Real Estate was featured as an expert in USA TODAY Homefront’s recent “Weather Maintenance Survey.” The survey focuses on key insights and best practices for homeowners to prepare their properties for weather-related challenges, emphasizing the importance of proactive home maintenance.

“Many home inspectors offer a service that connects buyers with contractors to facilitate estimation of repair costs,” said Tuttle.

Tuttle suggests that new homeowners focus on three key areas to mitigate weather-related repairs:

Understand the Home Inspection Report: A thorough inspection report provides a detailed overview of the property’s condition, identifying existing issues, potential problems, and areas that may not meet current codes. This insight can help buyers negotiate necessary repairs before finalizing the purchase or, if needed, terminate the contract to find a better property.

Consult with Contractors for Cost Estimates: Buyers can connect with contractors such as electricians, plumbers, or roofers to get quotes for repair work. Home inspectors often assist in connecting buyers with these professionals, which can provide a clearer picture of the potential costs involved in maintaining the home.

Consider a Home Warranty: A home warranty can offer new homeowners financial protection by covering the repair or replacement of major systems and appliances that fail due to normal wear and tear. This can help manage unexpected expenses and provide peace of mind soon after moving in.

USA TODAY Homefront’s survey also revealed some key challenges facing new homeowners:

  1. Nearly 1 in 5 (19%) have considered moving due to the impact of extreme weather on their homes.
  2. More than a third (37%) of first-time homeowners exceeded their 2024 maintenance budgets by July, spending an average of $8,557 on upkeep.
  3. 45% of new homeowners underestimated the cost of owning a home, while 60% underestimated the associated stress.

These findings highlight the critical role of thorough preparation and expert advice in successful homeownership. For more insights from the survey, read the full USA TODAY Homefront article here.

Handle Hostess Gifts With Ease

Amid the holidays brimming with social events, gift-giving can sometimes be a mad scramble.

Michel Smith
October 24, 2024

Discover ways to make your host feel special and leave a lasting impression – without stressing yourself out.

The Beauty of Flowers and Plants

A classic hostess gift, flowers are always a safe bet. If you happen to know your host’s favorite variety or color scheme, all the better. A twist on the flower option: A living plant is a gift that keeps on giving. Many floral shops have beautiful, ready-to-go seasonal plants like poinsettias and miniature evergreens. Home chefs would appreciate potted herbs like rosemary or thyme. Good choices for newbie houseplant owners include the heartleaf philodendron or low-maintenance succulents, which come in a variety of textures, shapes and sizes.

Can’t-Miss Consumables

Does your hostess already seem to have everything and you’re at a loss? When in doubt, edible and drinkable gifts are always welcome and may be especially appreciated by a clutter-adverse host. Fail-safe options include wine, non-alcoholic sparkling cider, coffee, teas, artisanal treats or a locally sourced jam. You also could arrange several items in a decorative box or in a pinch, purchase a prepackaged food basket. Besides food, other nice consumable items include scented candles, soaps and lotions.

Homemade and From the Heart

Are you the crafty sort or do you love mixing it up in the kitchen? From sugar scrubs and potpourri mixes to a seasonal wreath, something homemade is a thoughtful way to say thank you. Try your hand at some holiday-themed treats like peppermint bark, hot chocolate mixes or an addictively munchable party mix. Package them in a glass mason jar with a ribbon. Other easy ideas include decorative containers of spiced nuts, infused olive oil or decadent cookies.

Treating the Whole Family

If your host has a family, bring a present that everyone can enjoy, such as a board game, a basket of movie night snacks, a cozy blanket or a puzzle. If you’re short on time, gift cards to restaurants, local coffee shops or a gourmet grocery store would also offer a welcome reprieve from all the hustle and bustle.

Finding a hostess gift doesn’t have to be daunting. With these creative options, you can head to your next gathering with a present that expresses your gratitude and spreads holiday cheer.  Remember, it really is the thought that counts!
